The Importance of the “First Showing” in Today's Market

There is Only ONE Chance to Make a First Impression and Diane Davidson, Principal at The Fine Homes Group of Keller Williams Realty Metropolitan, wants you to make sure it is a lasting one.

“In an increasingly technological world, where buyers are relying more heavily on the internet and apps to obtain information, the benefits of a digital approach are undeniable,” Davidson notes. According to the National Association of Realtors, for every home that is sold over 95% of the time, the buyers have viewed the home for the first time on the internet. Perhaps prompted at first by COVID, virtual walk-throughs and listings are here to stay for their convenience and for their extensive geographical reach making home shopping possible across state and country borders.

With that in mind, Davidson implores you to think about that ‘first showing’ online and its importance. If you’re selling in today’s market, your home’s listing and online presence must be impactful. “We strive to present your property in the best light and in a variety of ways. We want to engage online buyers in a personal way and give them a positive experience; we want them to spend time and become involved with a property. We strive to give buyers as much information as we can in a variety of modalities.”

A Digital Focus with a Personal Touch
Given the importance of digital presence, Davidson shares how she and her team assure success. “Here at the Fine Homes Group, we provide a comprehensive digital marketing media suite for every listing. We formulate a strategic media plan specific to your property for optimal results.”

Every listing with The Fine Homes Group is professionally photographed. “We are selective about our photography,” Davidson reveals. “Perhaps a drone is called for if a listing has extensive acreage. We think about seasonal photos too, especially with exteriors to showcase landscapes in full bloom when they are at their most lush or to highlight fall colors. We want buyers to fall in love with your home and to see how it looks, perhaps not in April when you’re listing it, but in its full glory in the summer or fall.”

Davidson is also a firm believer in the power of a floor plan. Every house, condo, or townhome from a luxury listing to a rental property receives professional floor plans as a standard, and naturally, they are readily available online. “I’m surprised it’s not a more common tool for agents to use,” she muses. “It's shocking because most luxury property listings out there don’t display floor plans. I think they are essential in every price range.” Additionally, every Fine Homes Group property listing is curated by a writer to provide an experiential and emotional description that highlights the soul of each home, and some higher-end homes are featured on their own dedicated websites.

About ten years ago, Davidson became intrigued by, and invested in, a Matterport 3D camera. She knew the ability to create a virtual walk-through would be an immediate and intimate way for potential clients to tour a property from the convenience of their home at any time. That investment proved to be invaluable. “To give consumers the feeling of a home and to understand its flow through the 3D tour in addition to professionally drawn floor plans has been a game changer.”

She points to two recent home sales to prove her point. An out-of-town client discovered a beautiful Bedford property online with a suite of marketing created by her team. They were able to extensively “tour” the property through the Matterport 3D tour and fell in love. When they drove across state lines to visit in person, the offer was made very quickly because the buyers felt they had already understood the home’s layout and feeling from the virtual tour. They made the trip simply to verify they loved it as much as they did from what they experienced online. Another couple from the Midwest who were intrigued with the floor plans of a Bedford contemporary home booked a quick flight to walk through that home and fairly quickly the papers were drawn up for the sale. “That’s the power of a fabulous online presence. It’s what we do best,” says Davidson.

Proven Results
By utilizing cutting-edge advertising platforms and technologies, Davidson assures Fine Homes Group clients that the ‘first showing’ of their property online, combined with her keen aesthetic, turns into a second appointment.

“If I can leave you with one last piece of advice,” Davidson muses, “As you consider listing your home this spring, make sure your listing agent and agency use the internet to your full advantage. It truly expands the audience of buyers for your home. The Fine Homes Group would be pleased and privileged to show you what we do best. Contact us and see for yourself how our personalized, expert service and cutting-edge marketing will deliver results for your fine home.”
