Real Estate Tips
for buyers and sellers!
Greetings, I am Emmanuel Georges, a local Realtor with Re/Max Synergy. I am honored to share that I was nominated for the Realtor of the Year award in 2023 by the Greater Manchester/Nashua Board of REALTORS®.
The holiday season is a time for family gatherings, spreading joy, expressing gratitude, and reflecting on the year that has passed. As a Realtor, I often find myself at the center of conversations about the Real Estate market. Fortunately, I have a genuine passion for discussing business. I come from a family of entrepreneurs.
During this season, a common question I encounter is whether buying or selling a home is advisable. While spring and summer tend to see the highest volume of home sales, it does not mean they are the only time to buy or sell a home. Let's explore this decision from both the seller's and buyer's perspectives.
For sellers, it's crucial to consider the impact of listing during the holidays. Currently, New Hampshire is experiencing historically low inventory levels, leading to properties receiving multiple offers. This competitive environment can empower sellers during negotiations. The winter market, however, typically results in fewer buyers, as some opt to delay their search. While fewer buyers may be actively searching for homes during the holidays, those looking are often quite serious about making a purchase.
Preparing and showing your home should also be taken into consideration. If you have a lot of holiday-related activities and events planned at home, it might be best to sell after the holidays. The strategy you choose should align with your objectives, keeping in mind that hosting open houses on Thanksgiving or Christmas Eve may not be ideal. Maximizing exposure remains paramount even in a low-inventory market, as greater visibility often leads to multiple offers when marketed effectively.
For buyers, vigilance is critical, especially if you've been on the hunt for a while. Your dream home could potentially hit the market. The Real Estate market often experiences lower activity during the holidays, as many potential buyers are focused on holiday festivities and travel. Buyers who have been searching for an extended period may appreciate a less competitive market with fewer offers.
Some sellers who list their homes during the holidays may be highly motivated. They might be relocating for a job, facing financial pressures, or simply eager to complete the sale before the end of the year. This motivation could work in your favor when negotiating the terms of the sale. This could result in negotiating a number of things, such as price, seller concessions, and mortgage buydowns. Shopping for a home during the holidays may not be conventional. However, it might result in finding your dream home for a better price.
While there can be advantages and disadvantages to buying or selling a home during the holidays, it's essential to weigh the pros and cons carefully. Your decision should align with your specific goals, timeline, and the local Real Estate market conditions. The more comprehensive your strategy is, the more likely you will be successful in achieving your goal.
