Getting your Home Ready for the Spring Market

Whether you’re in the market to sell your home or just want to make some budget-friendly renovations that you and your family can enjoy, making the right upgrades can help enhance your quality of life. If done properly, these renovations will likely add a few more dollars to your bank account down the road when you sell your home. As reported in the National Association of REALTORS® 2022 remodeling impact report, hardwood flooring refinishing had the highest cost recovery at 147%. New wood flooring and insulation upgrades were second and third.

As you plan your next renovation project, it’s more critical than ever to know what upgrades increase home value. Let’s not forget that the world looks a lot different in 2022 than it did a couple of years ago, before the pandemic. Our homes have been at the center of massive change and re-evaluation as our lifestyles changed. If you are only looking for smaller projects during the winter months, consider refreshing your paint. Paint is the cheapest thing you can do, and it increases interest by bringing people in the door — no need to paint all different colors. Paint using neutral palettes. Light, neutral wall colors make for a good presentation because buyers can imagine their belongings in the space. Additionally, home offices are now extremely coveted features (more than before the pandemic due to many remote workers). The number of people who work from home has increased a lot, and converting a room or building a home office has proven to be a top priority for buyers. In making changes in your home, this is a good place to start. A home office is likely going to be a good investment. You can also look at putting new faucets, drawer knobs, and pulls in a matching style to give a room a modern, cohesive look — an inexpensive upgrade that can have a big impact on buyers because everything feels new. Think of upgrades that make your home more efficient. More buyers are willing to pay more for a home if they think it will save them in annual utility costs, especially with recent increases in energy costs. Thus, energy-efficient lighting, insulation, and other modifications are becoming increasingly important.

Updated or refinished flooring, as well as finishing an unfinished basement, are also good to be considered for your remodeling.
